The garden of Manor House School, a large house fronting Old Town that was originally the residence of George Griffin, a founder of the Phoenix Assurance Company. Lydon Road was later built across the grounds. A printed postcard addressed to Mrs Playne, 79 Pendle Road, Streatham, from Fletcher and postmarked 14th October 1907.  ID; IV336/5/18
